How Much Does It Cost to Rent a House in Point Pleasant Beach for a Week?

For a four-bedroom house sleeping eight, expect roughly $6,000 to $11,000 for a summer week depending on which week you take and how you book. Peak weeks around Independence Day sit at the top of that range; late May, early June and the back half of September sit well below it.

Three things move the number more than anything else:

• Which week. The spread between a mid-September week and the Fourth of July is close to double.
• Whether tax applies. New Jersey occupancy and sales tax on a short-term rental runs 14.625%. On a $9,000 week that is about $1,320 on its own.
• What you have to buy separately. Beach badges and parking are not small. For a family they routinely add $800 or more to a week.

2027 Nightly Rates by Week

Rates here are set per date rather than as a flat summer price, and they track demand closely. This is the shape of the 2027 season at Lake Louise Beach House, with a seven-night minimum in effect throughout.

The pattern is worth reading rather than skimming. June is the value in this town. The water is coming up to temperature, the boardwalk is running, and a June week costs meaningfully less than the identical house four weeks later. September is the same trade in reverse: warm ocean, empty sand, and the lowest rates of the season.

You Cannot Book Three Nights in Summer, and That Is the Law

Visitors often try to price a long weekend here and find nothing available. That is not hosts being awkward. Point Pleasant Beach Borough Code § 13-14.2(c) sets a minimum rental term of one week between May 15 and September 30, and one month for the rest of the year.

So a summer stay is a week, and your budget has to be a weekly budget. The Saturday-to-Saturday convention most of the town runs on is exactly that — convention, not code. There is no check-in day written into Chapter 13 at all.

Tax and Fees: 14.625% You May Not Have Budgeted

Book a New Jersey short-term rental through a platform and the quote carries occupancy and sales tax at 14.625% on top of the rent. It is not optional and it is not small.

Airbnb changed how its service fee works — the platform now bills the host rather than adding a guest fee at checkout, so that particular line has gone. The tax has not.

Booking this house directly, there are no service fees and no occupancy or sales taxes at all, and the direct rate sits below the platform rate. On a summer week that difference has run to more than $2,500.

Badges, Parking and the Things That Are Not in the Rent

Two costs catch out almost everyone pricing a first summer here, because neither is part of the rent and both run for the whole week.

• Beach badges. Jenkinson's charges $14 on weekdays and $15 at weekends per adult, per day. Children under 12 are free. Four adults across a seven-day week is roughly $400. Full detail on our beach badges guide.
• Parking. Meters run 24 hours a day from March through October — there is no overnight window where they switch off. One car in a metered space for a full week works out at about $440. The parking guide has the hour-by-hour arithmetic.

For a family of four adults with one car, that is roughly $840 on top of the rent before anyone has bought an ice cream. With two cars it is closer to $1,280.

Both of those are included here. Four adult season badges live at the house, the driveway takes two cars, and three Borough side-street passes come with it — passes a guest cannot obtain independently for a week-long stay, because the guest placard caps at three days.
