Rooms & layout
The house
How many people can stay at this Point Pleasant Beach vacation rental?
The house sleeps up to 8 guests across 4 bedrooms — a king, two queens, and a room with two single beds — plus 2 full bathrooms. Eight is the maximum number of registered guests.
How is the house laid out?
Over four half-levels. Kitchen and living room on the main floor, laundry and a full bath just below, two bedrooms and the second bath up from the living room, and two more bedrooms at the top. It works well for two families sharing, because everyone gets their own corner of the house.
What is provided, and what should we bring?
All bed linens, towels and kitchen utensils are provided, along with a fully equipped kitchen, washer and dryer, air conditioning, WiFi at 346 Mbps, a Smart TV with the major streaming services, beach chairs, umbrellas, bikes and two kayaks. Bring bathing suits and groceries.
Is there an outdoor shower for rinsing off after the beach?
There is a footwash station in the backyard, which handles sandy feet, boogie boards and beach toys before anyone comes inside. There is no full outdoor shower, but both bathrooms have stand-up showers.
Badges, boats & sand
The beach and the water
How far is the house from the beach and Jenkinson's Boardwalk?
North beach access is a 3-minute walk, and Jenkinson's Boardwalk is 2–10 minutes on foot depending which entrance you use. You are close to everything without being on top of the crowds.
Are beach badges included with the rental?
Yes — 4 adult beach badges are included with your stay, and they are season badges that stay with the house, so your group uses them every day of the week. Additional badges can be bought at the beach; current prices are in our beach badge guide. Badges must be left at the house at checkout, as lost badges cost $150 each.
Can we bring our boat or jet ski?
Yes. The house sits on Lake Louise with ocean access via Cooks Creek and the Manasquan River. Jet ski and boat docking is available at the private dock for an additional fee, and the two kayaks are free to use (a short waiver is required for each paddler).
Are dogs allowed on Point Pleasant Beach?
No — pets are not permitted on Jenkinson's beach, and the house is pet-free as well. The full list of what you can and cannot bring onto the sand, including cooler size limits, is on our badges and beach rules page.
Dates & money
Booking and terms
What are the summer rental terms?
During peak season, May 15 to September 30, the house rents Saturday to Saturday. Check-in is 4:00 PM and check-out is 10:00 AM. Off-season stays are more flexible on both dates and length — just ask. More detail is on the summer rentals page.
Are there taxes or hidden fees when booking direct?
No. Direct bookings here are not subject to the occupancy and sales taxes that booking platforms add on top, and there is no service fee either. The rate you see at checkout is what you actually pay, which typically saves guests over $1,000 on a week-long summer stay compared with booking the same dates on Airbnb.
Why book direct instead of through Airbnb?
Same house, same hosts, same 5.0-star experience — without the platform's guest service fee of roughly 14% and without added taxes. Availability here runs on the same calendar that powers our Airbnb listing, so it is always accurate, and you are dealing with the owner rather than a support queue.
How do we check in?
Smartlock self check-in from 4:00 PM, so there is no key handover to coordinate and no waiting around if you hit traffic on the Parkway. You get the code and full arrival instructions before your stay.
Day-to-day
Practical questions
Is there parking and EV charging?
There is free parking for two cars on the property, plus a Level 2 (J1772) EV charger available for a small per-kWh fee. Given how street parking near the boardwalk goes on a July weekend, the driveway is one of the quietly useful features of the house.
Are pets allowed at the house?
No — the home is pet-free and smoke-free, which many guests with allergies appreciate.
Is this a good vacation rental for families with kids?
Families are a big part of our guest list. The house has board games, children's books and toys, a crib and children's dinnerware, and infants are welcome. Because the backyard sits right on the water, children must be supervised by an adult at all times near the lake and wear swim protection when playing by the water.
What are the quiet hours and visitor rules?
Quiet hours run 10:00 PM to 8:00 AM out of respect for our neighbours, who are year-round residents in this peaceful part of Point Pleasant Beach. The house sleeps a maximum of 8 registered guests; a few daytime visitors are fine with advance permission, but parties and events are not allowed.
What is there to do nearby?
Jenkinson's Boardwalk, the aquarium, the quieter North Beach, kayaking on Lake Louise, the Manasquan Inlet, and a downtown of antique shops, seafood restaurants, bars and a comedy club — nearly all of it walkable or a short bike ride. Our things to do guide covers a full week.
