The twin room is the one worth noting. Two separate single beds means two children who will not share, or two adults who are not a couple — the arrangement that quietly breaks a lot of group bookings.
The layout
Four Half-Levels, and Why That Matters
The king room on the top floor, the furthest point in the house from the kitchen.
The house is split rather than stacked, and that turns out to matter more than square footage when eight people share a week:
Main level — kitchen and living room, opening to the deck and the water.
A few steps down — laundry and a full bathroom with a stand-up shower.
Up from the living room — the queen and the twin room, plus the second full bathroom.
Top floor — the king and the second queen.
Two households can take a floor each and genuinely not be on top of one another. Early risers with small children get the middle level and the kitchen; the people who want a lie-in take the top. The half-level breaks mean sound does not carry the way it does in an open two-storey rental.

Two Bathrooms for Eight People
This is the question anyone booking for eight should ask, so here is the straight answer: there are two full bathrooms, one on the bedroom level and one down by the laundry, and both have stand-up showers.
Two bathrooms for eight works fine for a beach week and would be tight for a ski week. The difference is that nobody here showers before going out — they shower after coming back, and they come back at different times. There is also a footwash outside for sandy feet, which removes a surprising amount of bathroom traffic before it starts.
If your eight is four couples all getting ready for dinner at seven, be realistic about it. If your eight is two families rotating through a beach day, it has never been the thing guests mention.

What Is Already Here for Kids
You do not need to pack the house into the car. Already in place:
A crib, so an infant does not count against a bed.
Children's books, toys and dinnerware.
Board games for the evening the weather turns.
Beach chairs and umbrellas, and two kayaks on the private dock.
Bikes in the shed — the boardwalk is a 2 to 10 minute walk and North Beach is three minutes.

The limits
What This House Is Not
Worth knowing before you enquire, because none of it is negotiable:
Eight is the maximum, and the booking is for the number of guests agreed. It is not a house that quietly absorbs a ninth.
No pets.
No parties or events. Quiet hours run 10 PM to 8 AM — this is a residential street and the neighbours are permanent.
Two cars on the driveway. Three Borough side-street passes come with the house for anything beyond that; see the parking guide.
Summer stays are Saturday to Saturday and a full week — the town sets a one-week minimum between May 15 and September 30.

Does the house really sleep eight in beds?
Yes. Four bedrooms and five beds: a king, two queens, and a twin room with two single beds. No sofa beds and nobody sleeping in the living room. Eight is the maximum occupancy.
How many bathrooms are there?
Two full bathrooms, both with stand-up showers. One is on the bedroom level and one is down by the laundry. There is also an outdoor footwash for sandy feet.
Does it work for two families sharing?
