That combination is genuinely uncommon here. Plenty of Point Pleasant Beach rentals advertise a water view or a short walk to the marina. Very few hand you a dock in the back garden and a three-minute walk to the sand at the front.

The route out is short and it is protected the whole way:
Lake Louise — flat, sheltered water directly off the dock. This is where the kayaks and paddleboards live, and it is calm enough that children can be on it.
Cooks Creek — the connection out of the lake.
The Manasquan River — and from there the Manasquan Inlet and the open Atlantic.
So you have both kinds of water from one back garden: somewhere genuinely calm to paddle in the morning, and a run out to the inlet when you want it. The marina is around the corner, and the inlet is one of the better spots on this stretch of coast to watch the fishing fleet come and go.

Docking is offered for an additional fee, arranged when you book rather than on arrival. Because every boat is a different size, tell us what you are bringing before you book and we will confirm whether it works at this dock. That is a two-minute conversation and it is far better had in advance than on a Saturday afternoon with a trailer in the driveway.
Worth knowing: the driveway takes two cars. If you are towing, factor the trailer into that, and see the parking guide — the house also comes with three Borough side-street passes, which is what makes parking extra vehicles legal overnight in this part of town.
